Bravo Capital Extends HUD Financing to Build-to-Rent Communities
New HUD guidance opens federal mortgage programs to detached homes and small multifamily rentals. Bravo Capital moves quickly to offer the financing.
Bravo Capital announced Thursday it is now financing build-to-rent communities under recently issued federal guidance that expands eligibility for two longstanding Department of Housing and Urban Development loan programs, according to a company statement released in New York.
HUD Mortgagee Letter 2026-12 broadens access to the agency's 221(d)(4) and 223(f) mortgage programs, historically associated with larger apartment developments, to now include communities composed of detached single-family homes, duplexes, and triplexes operated as rental housing. The policy shift marks a significant regulatory update for the build-to-rent sector, which has grown substantially as homeownership costs remain elevated across much of the country.

The expanded eligibility could lower borrowing costs and extend favorable loan terms to a property type that previously had limited access to federally insured debt. Build-to-rent development has attracted significant institutional interest in recent years as rental demand remains strong in suburban and exurban markets. Analysts have noted that regulatory access to HUD programs could accelerate project pipelines by improving debt coverage economics for developers.
